The New York State School Tax Relief Program (STAR) provides homeowners with two types of partial exemptions from school property taxes. If you earn less than $500,000 and own and live in your home, you’re probably eligible for the STAR exemption. There are two types of STAR exemption: Basic and Enhanced.

In addition, home owners can file for a property tax grievance, the following are some basic guidelines for property tax grievances:

  • Once a home is under contract, the homeowner can file a grievance

  • Lowering the real property taxes by $100 per month, will enable a buyer to purchase a house worth $20,000 more. This will not only get the Seller more money, it will get the Realtor more money in higher commissions.

  • The filing deadlines in Nassau is March 1.  Suffolk is always the 3rd Tuesday in May.

  • Your taxes will never go up because you file a grievance.

  • Your Star-Enhanced Star and Veterans exemptions are not affected by the tax grievance. Any savings is in addition to these exemptions.

  • An estate, a trust, a homeowner and a buyer under contract can all file a tax grievance. A corporation can NOT file.

  • A non-owner, rental property is not eligible.

  • You generally can file every two years for a tax grievance.

There are many agencies who offer to file your grievance.  Contact our agents for further information.
